Checklist for renting a home

There is a large population of professionals who are renting properties in Bangalore. The possibility of transfers and the trend of switching jobs for better opportunities are two main reasons why people prefer rental properties.

There are a few things you should keep in mind while renting a house:

  1. Documentation: The document indicating the relationship between owner and tenant is the rent agreement. The rent agreement has to contain all the terms that have been discussed and negotiated, including the security deposit paid, the term of rent, the rent to be paid, and any other additional payments (maintenance, power, water, and other utilities and services), notice period, deductions at the time of vacating, terms of renewal of rent agreement and so on. Leave nothing to chance, put everything on paper, and read and amend before it is signed. Identity copies might be asked by the owner for which any government ID card can be given. Proof of employment might also be asked by the house owner.
  2. Utilities, services, taxes: While some owners provide water, electricity, and internet are value-added services that will usually cost you extra. Property taxes to be paid are also usually taken care of by the owner but it is a good practice to discuss and get clarity on the matter.
  3. Proximity: Based on your priorities, you might need to be close to the workplace and hospital or schools, etc. take a note of the connectivity available and the average travel time to find a suitable property.
  4. Inventory: Make an inventory of everything present in the house when you occupy it, including wall fixtures, lamps, curtain rods, etc. This is useful in case of a dispute.
  5. Research: Approach people in the area or use your resources to understand the rent costs, facilities, power or water issues, and other day-to-day matters.
  6. Animals and food: Some landlords might have restrictions on non-vegetarian food while others might not accept pets, be sure to ask and find out.
  7. Garbage collection: Major cities have certain rules when it comes to garbage segregation, collection, and disposal. Find out to avoid unnecessary fines and hassles.
  8. Parking facility: Ensure that there is ample parking in or around the house you are considering renting. Check with the landlord about parking fees as it is usually collected along with the rent. Include the information on the rent agreement.
  9. Electricity: Check the connection and the meter readings along with the latest bill payment to avoid any confusion in the future.
  10. Accessibility: In the case of homes on higher floors and someone elderly or with special needs in the family, make sure the parking, front entrance, and elevators are accessible by wheelchair and that there are tactile clues for navigation.
