Who doesn’t want to live in Bengaluru? From the lovely weather to a mix of old-world charm blending with the modern, Bengaluru is every Indian and NRI’s final destination for a home. Not only are residential rates the lowest compared to other metro cities in the country, the newer neighbourhoods coming up with world-class gated communities are luring newer globally-travelled home-seekers to invest in prized property back home.
So, which localities are NRIs looking to invest in?
According to a realtor in the city, NRIs have invested heavily in properties on Sarjapur Road, Thanisandra Road, Electronics City, Bannerghatta Road and Whitefield. However, post-pandemic, the locations they are investing into are no longer restricted to within city limits and near IT Parks. They have now expanded to peripheral areas of the city. These include Nandi Hills in the north, Sarjapur and surrounding suburbs in the south east, Kanakapura Road towards the south, and Nelamangala and the suburbs towards the western peripheral areas of Bengaluru. An Anarock survey states that Bengaluru saw approx. 20,520 units launched in FY21, of which 46% was in the city peripheries. In FY19, the peripheral supply share was 37% of a total of 36,620 units launched. The prominent peripheral locations include Chandapura-Anekal Road, Chandapura, Sarjapura, Yelahanaka, Devanahalli, and Sarjapur-Attibele Road.
